1.General Usage 

General Usage of the website www.pirinalia.com is the official site of Star Flagg Ltd. and is limited to private use and commercial exploitation will not be accepted. Making copies of pages or parts of them, publishing, exposing, changing or abusing the web site or its parts in any way is illegal without the permission of Star Flagg Ltd. Only people over 18 years old have the right to use the website for the purpose of making bookings. Any booking on this website is conditional to accepting the terms and condition, and by completing the booking we understand that the clients have read, understood and accepted the terms and conditions. Should one not agree with any of the terms and conditions, s/he should not proceed with the booking.  

2. Booking / Rates  The availability of the flats is updated continuously; nevertheless, if the booking requested by the client is not possible for any reason, we will inform the client immediately and offer the alternatives with no additional charge. In case that the client is not interested in any of the alternatives, the payment of the client for the initial booking will be returned without any charge.

2.1. Deposit.In order to complete the booking Pirinalia will ask the user to make a deposit, which amount will vary from one property to another and will depend on the total price of the booking. On special dates, national holidays, and other days of very high demand we might ask you to make a prepayment corresponding to a total price of the booking.

2.1.1. NOT AVAILABLE. Deposit payment by card.We accept payment by credit cards (VISA, Eurocard/Mastercard, American Express, and JCB) through our secure website. In case of hesitation of the client to use website, the payment can be made over the phone.

2.1.2. Payment by bank transfer.

Customers may pay by bank transfer to confirm the booking. In case of paying by bank transfer the client should indicate his/her name in all transfer documents. It is important that a client sends us a receipt of the transfer (with the name, passport number, complete address, telephone and e-mail address) by fax or by e-mail.

2.2. Paying for the stay.

The clients will be asked to pay the rest of the balance, which is the total price less the deposit prepaid, and the security deposit (see 2.3. Security deposit) on the arrival to the property, in cash, and only then the keys will be passed to the client.

2.3. Security deposit.

Pirinalia requires a security deposit in cash upon entering into the flat. The amount asked will vary depending on the duration of the stay and property. In case that the flat is returned in the condition identical to the one when s/he checked in, the security deposit will be returned instantly, in cash, to the client after the property is checked. Otherwise, if there are any damages, we will deduct the amount corresponding to the replacement/repair, and if the amount needed for the replacement/repair is higher than the security deposit, the clients will be charged.

3. Cancellations and modifications  All the cancellations and modifications should be made by e-mail, fax or by telephone contact with Pirinalia. The cancellations and the modifications are a subject to conditions, and the procedure will differ depending on when the cancellations or modifications are made and the below mentioned should serve the client as a strict rule.

Regarding check-in date the following applies:

- For cancellations made more than 46 days before the date, the deposit paid is refundable.

For cancellations made 31-45 days before the date, 50% of the total booking price.-

For cancellations made 31 days before the date, 100% of the total booking price.

Modifications.For the modifications made more than 46 days before the check-in date, there will be no additional charge. However, if the modifications are made later than 46 days before the starting date of the initial booking, Pirinalia will treat each case individually, and considering the nature of the modifications, charges to a client may or may not apply. In case of early departure or late arrival the client is entitled to pay the whole price of the booking, previously agreed with Pirinalia.

4. During the stay  

4.1. The tenants have to treat the accommodation they are renting and all the equipment that belongs to the accommodation with care, and respect to the neighbours must be shown at all times.

4.2. Under no circumstances are the tenants allowed to sublet the property and use it for any purpose other than those previously agreed.

4.3. The clients should refrain from introducing furniture into the property or undertake any redecorations or major repairs.

4.4. The tenants should not have more people than those agreed in the booking.

4.5. The clients are supposed to notify Pirinalia immediately in case of any damage caused to the property or its equipment.

4.6. Bringing and keeping in the property domestic animals is usually forbidden in all the accommodations, unless permitted by the landlord. If the customer wants to bring the domestic animal, he/she should enquire before the reservation.  

6. Check in / check out 

6.1.Check in is undertaken by the landlord or the agent. On the arrival the client needs to give a copy of his/her identity card, and in the absence of such, the agent/landlord has the right to refuse the admittance of the guests.

6.2.The client is expected to arrive at the property from 16:00 to 20:00 in Baqueira and form 15:00 to 19:00 in Pas de la casa, on the date of the beginning of the stay, except otherwise is agreed with Pirinalia.

6.3. Following the payment of the rest of the stay and the security deposit, the keys are given to the tenants.

6.4. The property should be left by tenants before 11:00 or 10:00 (depending on the property) on the day of the check out, unless otherwise agreed with Pirinalia

6.5.The keys should be returned to the landlord/agent. The security deposit will be returned or retained after checking out the property (see 3.2. Security deposit). 

7. Liabilities. Pirinalia will not be responsible for damages, loss or theft of any of items introduced into a flat by clients.

8. Force Majeure Pirinalia will not be liable for any delay or failure in performance or interruption of the delivery of the service resulting directly or indirectly from any cause or circumstances beyond our control. These include the failure of electronic or mechanic equipment, communication lines, telephone, or other interconnect problems, computer viruses, unauthorised access, theft, operator errors, severe weather, earthquakes or natural disaster, strikes or other labour problems, wars, or governmental restrictions.  

9. Applicable laws  This contract is considered, given and agreed to in Spain, therefore Spanish laws apply and shall govern this contract. The contracting parties, expressly and voluntarily agree to the jurisdiction and competence of the courts of Lleida (Spain), to the exclusion of the courts in any other country.
